The role of the Senior Construction Project Manager requires interpersonal, communication and organizational skills, ability to self-direct, background in data center design, engineering, controls, and operational requirements and an emphasis on project/construction management, datacenter lease market experience, client representation and project and Project level services
The Data Center Development (DCD) Senior Construction Project Manager is ultimately responsible for the complete project delivery for each site location. The DCD Senior Construction Project Manager is responsible for ensuring that each project meets the Data Center Development (DCD) Guidelines and standards, which may be adjusted from time-to-time based on best practices and Lessons Learned drawn from previous projects as well as industry changing best practice.
The DCD Senior Construction Project Manager will coordinate with the Data Center Engineering (DCE) team and support specialty consultants to update and provide feedback based on Design (BOD). In managing the delivery of projects, this position aligns team objectives, business processes, vendor management strategies, and cross-group collaboration efforts with the Data Center Development Project Strategy. In doing so this will result in effective client relationship management and efficiency in cost management and project/Project delivery
The DCD Senior Construction Project Manager will be a relentless advocate for managing a safe worksite. Safety is one of the four pillars of CO+I’s mission in delivering cloud capacity; joined by Quality, Schedule adherence, and Cost Management. The DCD PM will also collaborate with Microsoft Security, Microsoft IT (MSIT), Legal, Project Engineering, MS Business Risk Management, and other internal groups to maintain the corporate vision and goals for the Project.
In addition, this position will be responsible for coordinating and reviewing vendor performance relative to cash flow and budget summaries and will clarify those reports in presentations to the delivery and executive chain. Other responsibilities include oversight and project controls {Project Expenditure Request (PERs), Professional Services Request (PSRs), Change Orders, Pay Applications, etc.}. Additional roles include MS partner engagement, as well as participation in communications plans, and community involvement with support from Data Center Operations (DCOPs), Real Estate Services, Data Center Services, and Corporate Communications teams.
The DCD Senior Construction Project Manager works directly for the Regional Manager of Data Center Development for the region where the data center development is located and supports the strategic and tactical delivery of data center projects in the region.

Qualifications
Required/Minimum Qualifications
Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 10+ years related experience
OR equivalent experience.
4+ years experience in the development of Mission Critical facilities.
4+ years experience of datacenter project construction with large-scale datacenters
OR datacenter lease providers.
Other Qualifications:
The ability to meet Microsoft, customer and/or government security screening requirements are required for this role. These requirements include but are not limited to the following specialized security screenings: Microsoft Cloud Background Check: This position will be required to pass the Microsoft Cloud background check upon hire/transfer and every two years thereafter.
Additional or Preferred Qualifications
Bachelor's Degree in Construction Project Management, Architecture, Engineering, or related field AND 12+ years related experience
OR equivalent experience.
12+ years experience working on data center projects.
Experience managing multiple large multi-faceted projects
Ability to independently manage deadlines and support staff
Ability to influence cross-discipline teams
Construction Health & Safety Knowledge
Compensation
Construction Project Management IC5 - The typical base pay range for this role across the U.S. is USD $115,000 - $200,300 per year. There is a different range applicable to specific work locations, within the San Francisco Bay area and New York City metropolitan area, and the base pay range for this role in those locations is USD $146,200 - $219,200 per year.

Responsibilities
Business Processes:
Create and maintain best practices to identify and incorporate cost-effective solutions
Manage the selection, contracting, and integration of multiple vendors and internal partnersDrive deployment of solutions that can be socialized globally across Data Center Development (DCD) projects
Facilitate decision-making to drive solutions, schedules, and manage change as required
Apply influence, strategies, and negotiation skills to identify options and recommend solutions
Communication:
Regularly reviews cost and KPI metrics, invoices, process/policy communications to client partners
Provide project single point of contact for project development and deliveryCoordinate meetings and activities of vendors, cost managers, and integration of lessons learned
Attend scheduled owner/architect/contractor (OAC) and other project meetings, and report as necessary
Report Project Progress on scope, schedule, and budget weekly or as required
Provide weekly project status reporting to DCD standards
Accountability:
Responsible for developing, managing, and reporting on safety, scope, schedule, and budget
Direct fiscal responsibility for the approved project budget
Work independently in support of the Data Center Development Projectcontract compliance
Manage compliance with prior audit results and recommendations.
Walk the jobsite daily to ensure compliance with safety and schedule.
Vendor Management
Advises and monitors the performance of vendors and/or contractors, ensuring compliance with contracts and prior audit results. Reviews vendor performance relative to cash flow and budget summaries (with the cost management team) and clarifies those reports in presentations to the delivery and executive teams.
Provide Vendor (contractor) oversight and performance management
Preparation of Request for Proposal (RFP’s), PER’s, and other project approval tools & templates
Review and approval of vendor scope of work, and design review of site and building plans
Validate vendor pay-application and invoice review and approval
