Salary Range:

$135,000.00 To $145,000.00 Annually

Position Overview:

 AKAM’s Project Management Department, also known as the Project Management Group (PMG), is a specialized department that serves as a decision maker’s advocate for residential and commercial Boards throughout lifecycle capital improvement construction projects across the portfolio of AKAM managed properties. PMG represents the Board from team building, project development, bid package coordination, interviewing, cost negotiations, resident communications, and progress tracking throughout the entire project from inception through completion.

 The PMG Senior Director is significant role with a primary focus on orchestrating the success of complex improvement projects while maintaining the relationship between AKAM’s clients (building Boards & residents) and their architecture, engineering, & construction (AEC) vendors. Subsequent duties include advocating the need for strong project management to the save time & money for AKAM’s clients while providing best practices and much needed guidance to ensure projects are delivered on time and on budget whenever feasible. 

 Success in this role is driven by the focused active leadership, collaboration, guidance, and tracking around a team of enthusiastic project managers serving the needs of AKAM’s clients across a growing real estate portfolio. 

 Base Responsibilities Include:

  • Generate and maintain a list of project leads across the portfolio.

  • Assist with management new business pitches to provide and overview of the ancillary services of PMG to the benefit of potential clients.

  • Schedule and lead weekly meetings with the PMG team.

  • Assign projects and provide support to project managers as needed to ensure projects are delivered on time and on budget.

  • Maintain high standards of building board and resident communications to manage expectations surrounding large capital projects. 

  • Maintain high standards of communication and coordination between Boards, residents, and vendors throughout the course of a project.

  • Assist Boards with the sourcing and vetting AEC vendors.

  • Track project schedules, client billing, and quarterly with a focus on sustainable growth.

  • Create new efficiencies and protocols to ensure consistent service.

  • Review vendor contracts and ensure proper insurance is in place for all projects.

  • Assist with after-hours emergencies on an as needed basis and serve as a resource for Management Executives at this time. 

 Qualifications:

  • Effective communication and interpersonal skills.

  • I penchant for hospitality and service with a high degree of professionalism.

  • Attention to detail with the ability to identify and resolve issues.

  • Ability to track multiple projects & meet deadlines in a fast-paced environment.

  • Experience with Microsoft Excel Office Suite and SharePoint.

  • Able to work independently and be a team player.

  • Knowledge of standard project architectural project management practices including SD, DD, CD, CA.

  • Knowledge of standard AIA contracts and time/money tracking, payment, & adjustment procedures.

  • Knowledge of regulatory agencies and protocols preferred.

 Extra Points:

  • Familiarity with DOBNOW, DOB BIS, HPD, LPC, Local Laws

  • Familiarity with software including: Yardi, AVID, SiteCompli, & InCheck.
